Following a simple, step by step marketing process in each room that ensures maximum return on investment (ROI), we work with the homeowner to put on “buyers’ eyes” and begin the staging process. This service is designed to give the sellers all the objective, expert advice needed to continue the staging work themselves in the form of a detailed written report which includes:
Checklists for each room of the home
Curb appeal for first impression impact
Recommended furniture arrangement and flow
De-cluttering, depersonalizing, and optimizing space in each room
Highlighting the home’s best features and guiding the buyer’s eyes to notice high-value assets
Lighting, window treatments, and accessory arrangement
Color advice and demonstration of how to set up emotional connection points in each space, so buyers fall in love!
Detailed report for the seller and agent
The seller will walk away with all the answers and a Priority Shopping List to help complete the staging process.

Staging for Owner Occupied Homes
Often the preparation to sell, coupled with packing and a pending move, leads sellers to feel overwhelmed. Our half day or full day staging service is all about rolling up our sleeves, following the detailed Staging Report and working together to stage the home for optimum impact. It’s amazing the difference a few hours make just using what a seller already owns! Shopping services and furniture and decor rentals are available to complete the staging plan.

Upon completion of the staging consultation, we return to the home on photo day to add strategic finishing touches so that the home shines in the professional photos. Decor rentals are available.
